Asbestos testing for Harpsden properties

Sampling is done carefully: we wet the area, take a small piece, bag it and seal the sample point. That is safer than breaking off a piece yourself. People often contact us about old floor tiles before a new floor goes down and garage and shed roofs before removal or repair, including garage roof sheets, panels behind heaters and flue pipes.

In places like Harpsden, outbuildings and farm buildings are common testing jobs, where cement sheet roofs and cladding were often used. We work to HSE guidance on every job, large or small.

What we deal with in Harpsden

The risk usually comes from drilling or sanding something nobody had tested. A test beforehand prevents it.

These come up again and again:

  • Tiles found under carpet
  • Something broken during building work
  • Answers trades need before starting
  • Boiler cupboard panels

If you work at a school like Trinity Church of England Primary School, ask the duty holder about the asbestos register.

What to look for in a quote

  • VAT, clearly stated
  • The number of samples
  • Which areas are covered, and which are not
  • Which laboratory analyses samples

The scope of asbestos testing

To be clear about the scope:

  • Testing does not look for anything else, so it isn’t a substitute for a survey before major work
  • A result tells you what the material is, not how to remove it
  • Clearance testing is a separate, independent job

If you are unsure, describe the job and send photos, and we will advise.

Materials we see

  • Garage roof sheets
  • Soffit boards
  • Artex and textured ceilings
  • Pipe lagging
  • Roof felt
  • Floor tiles

  • Bitumen adhesive

Service details

Harpsden: your questions answered

How far is Harpsden from London?

We cover Harpsden, about 35 miles from central London.

Do you work near Henley-On-Thames station?

Yes. Henley-On-Thames station is about 0.9 miles north of Harpsden, and we cover both.

My builder has found asbestos. What now?

Work in that area should stop, and the material needs identifying before work resumes.

Does asbestos always have to come out?

No. Material in good condition that won’t be disturbed can often be left and managed. It should be recorded and checked.

Could my home contain asbestos?

You can’t tell by eye. A sample analysed in a laboratory is the reliable way to find out, especially in buildings from before 2000.

Can I take a sample myself?

HSE’s advice is that a competent person should take samples, as it means disturbing the material. We can do it for you.

How quickly can you come out?

That depends on the work and current bookings. You will get available dates with the quote, and notifiable work needs notifying before it starts.

What’s the difference between a test and a survey?

A test answers the question for the materials sampled; a survey looks at everything in scope, including things you hadn’t spotted.

For landlords, agents and businesses

If you run a business from older premises in Harpsden, you’re likely to need an asbestos register and a management plan, and you must tell contractors what’s there.

Contractors working for you need asbestos information before they start. HSE’s campaigns stress this point to building owners and trades alike.

Choosing the right option

Testing or a survey? Testing checks the materials you are worried about; a survey checks the whole building or work area. For small jobs a test is often enough. Dealing with asbestos before building work is normally cheaper than finding it mid-job, when the whole project can be held up.

What you get

  • Every main survey type
  • Records for your files
  • Across London and the South East
  • Written quotes that say what’s included

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.

A closer look at the materials

Boards and panels

Boards in boiler cupboards, behind heaters or as soffits can be asbestos insulating board. Testing identifies them.

Roof felt and mastics

Felt can be tested before re-roofing.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
