How asbestos testing works in Southend
Before small jobs in Southend, people often test first: ceilings, floors, garage roofs and soffits are typical. Whether it’s a material damaged during DIY and soffit boards, we cover panels behind heaters, textured ceilings and garage roof sheets.
Rural properties near Southend may have materials of very different ages, so testing each one is the only way to be sure. Paperwork is part of every job, which is useful when you sell, let or build.

After the job
A positive result is not a reason to panic: it may be left, covered or removed, depending on your plans.
Staying safe afterwards:
- Tell us if there is adhesive under tiles
- Ask us if you are unsure whether you need a test or a survey
- Send photos of the material and where it is
- Keep the results for future work or a sale
Things not to do
Until you have the result, don’t drill, sand, scrape or cut the material.
Take photos from a safe distance, without touching the material.

What we deal with in Southend
The risk generally comes from drilling or sanding something nobody had tested. A test beforehand prevents it.
These come up again and again:
- Corrugated roof sheets
- A material damaged during DIY
- Results builders ask for before work
- Single materials in rented homes between tenancies
If you let property close to Portchester station, testing before work avoids delays.
Before you book anyone

- Survey methods in line with HSG264
- Suitable insurance for the work
- Which areas and materials are covered
How it works
Each sample is small, sealed in a bag, labelled and logged, then go off to the lab. On the day, we check the area and talk you through the plan first.
- Tell us what you’d like tested
- We confirm the number of samples and the price
- A surveyor visits and samples each material, sealing the sample points
- The samples are logged and sent to an accredited laboratory
- You get the results, and we talk you through them
Before we arrive
- Do not disturb the material before we get there
- Mention any parking restrictions
- Clear access to the area, loft or garage

How we price asbestos testing
The cost depends on:
- The number of materials to sample
- How many outbuildings are included
- How big the building is
- Location, parking and any London charges
We do not publish a price list, because jobs vary so much. Our cost guides show published ranges, with dates and sources.
Sending photos
Helpful photos:
- A photo of the whole area
- An idea of size
- Visible markings
- The route in: gates, steps, stairs or the loft hatch
The quickest way to a quote is to send photos and the postcode: just call 07833 053 749 or use our quote form.
Can I do it myself?
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.
What it might be made of
Textured coatings
A small sample of the coating is enough, from a discreet spot.
Cement sheets
We sample from the edge of a sheet, without standing on the roof, as asbestos cement roofs are fragile.
Options to consider in Southend
Testing first is cheaper than stopping work mid-job, when work has to stop and the area may need decontaminating. How easy the material is to reach affects the price, so photos of the area and the way in help us quote accurately.

For businesses and landlords in Southend
Landlords of single homes don’t have the same duty to manage as non-domestic duty holders, but contractors still need to know about asbestos before they work.
Landlords of garage blocks and outbuildings should find out whether the roofs are asbestos cement, before anyone carries out repairs.
Your questions about asbestos testing in Southend
Could my house in Southend contain asbestos?
Any home in Southend built or refurbished before 2000 can contain asbestos, but you can’t tell by looking. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.
How far is Southend from London?
We cover Southend, about 60 miles from central London.
Do you need to see it before quoting?
Many jobs can be quoted from photos, but larger or unclear jobs may need a visit.
How do I get a quote?
Just send photos through our quote form, or phone 07833 053 749. Tell us the postcode, what the material is and where, and send photos if you can.
Can you test Artex in Southend?
We do: a small piece of the coating is sampled and analysed. Some older coatings contain a little asbestos.
Should I use a home testing kit?
Sampling is best left to a competent person, according to HSE, because the material has to be disturbed. Ask us to take it.

Do you work in flats?
Yes. For shared areas, ask the managing agent about the asbestos register.

- Done to the regulations: HSE guidance and CAR 2012
- Written paperwork: reports, results and waste consignment notes
