About asbestos survey in CT17

If you are responsible for a non-domestic building in CT17, or the shared parts of a block of flats, you have a duty to manage asbestos under the Control of Asbestos Regulations 2012. A management survey is typically the starting point. Typical jobs include the communal parts of blocks of flats and shops, offices and industrial units, including garage roofs, floor tiles and boiler cupboard panels.

If we find something that is damaged and could be releasing fibres, we tell you on the day, so you can keep people away.

  1. Tell us about the building, its age and what you are planning
  2. We set out the survey type, the areas covered and the price in writing
  3. On the agreed day, the surveyor inspects, photographs and samples
  4. Each sample is analysed by an accredited laboratory
  5. We send the report and explain the findings

Cost

There is no one-size price, as every job differs. Our guides list published price ranges from other companies, with sources.

Why people choose us

CT17: surveys for every kind of building

Across CT17, we survey houses, flats, workplaces and buildings before demolition, from Dover, Tower Hamlets and Charlton-in-Dover to small villages. 8 of the places we cover in CT17 are within about 6 miles of the sea, where exposed sites can be windy, which affects outdoor roof work.

Dover: Non-domestic buildings, Shatterlocks Infant School among them, come under the duty to manage asbestos; we survey non-domestic buildings by arrangement with the duty holder. If you let flats or houses near Dover Priory station, a survey gives contractors the information they need.

What we deal with in CT17

Materials age: something in good condition when it was fitted may now be damaged, which a survey records.

Get advice if you are dealing with any of these:

  • Demolition projects
  • Shared halls, stairs and plant rooms
  • Kitchen, bathroom and rewiring projects
  • Schools, halls and community buildings

What’s included, and what isn’t

Some limits to bear in mind:

  • A refurbishment and demolition survey needs the areas to be empty, so timing needs planning
  • The report describes the building when surveyed; materials can deteriorate, so condition should be checked again over time
  • A survey identifies asbestos; it does not remove it, though we can quote for that too

Materials we deal with

Insulating board

Asbestos insulating board was used for panels, partitions, soffits, ceiling tiles and around heaters. Most work on insulating board is licensed, so identifying it matters.

Floor tiles and adhesive

We can sample tiles and adhesive separately, as results can differ.

What happens next

If there are areas we couldn’t reach, the report lists them clearly, and should be presumed to contain asbestos until they’re checked.

  • In a block of flats, ask for the register of the shared areas
  • Keep pets and children out of the way on the day
  • Share any previous surveys or drawings
  • Ensure you can pass the report to your builder

If something has been damaged already, close the area off and let us know.

If a material is damaged before the survey, keep people away from it and tell us, rather than cleaning it up.

Should you do it yourself?

Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials, so avoid them completely.

DIY sampling means disturbing the material yourself. HSE recommends a competent person takes samples.

Common questions in CT17

How can I get a price?

Just use our quote form or call 07833 053 749. Include the postcode, a description and photos.

How dangerous is asbestos?

Asbestos is a hazard when its fibres get into the air. Diseases linked to it, such as mesothelioma and asbestosis, can appear many years later, so the aim is never to disturb it unknowingly.

What if my house is newer?

Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, although older materials can sometimes be reused or left in extensions.

Could my home contain asbestos?

Looking won’t tell you. A sample analysed in a laboratory is the reliable way to find out, and anything from before 2000 is worth checking.

Does weather affect the work?

It depends on the job: indoor jobs are not affected, but outdoor removal may be rescheduled for safety.

Do I get anything in writing afterwards?

Depending on the job, a report, results or a consignment note.

Does someone need to be there?

Someone needs to give us access to the areas involved.

  • Identify it first: we test or survey before planning removal
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Everything in writing: quotes, reports, results and waste notes
  • Legal disposal at a permitted site, with a consignment note
