Asbestos surveys and removal in DA12

About asbestos survey in DA12

For landlords and managing agents in DA12, a survey gives contractors the information they need before they start. Typical materials include garage roofs, flues and floor tiles, and people usually contact us about buying a property built before 2000 and the communal parts of blocks of flats.

If we find something that’s damaged and could be releasing fibres, we tell you on the day, rather than waiting for the report.

  1. Describe the property, its age and the work you have in mind
  2. We agree the type of survey and the areas it covers, and send a quote
  3. Our surveyor inspects and takes small samples of suspect materials
  4. An accredited laboratory analyses the samples
  5. We send the report with results and recommendations

Cost

Dealing with asbestos before building work is generally cheaper than finding it mid-job, when the whole project can be held up.

What you get

  • Management, refurbishment and demolition, and pre-purchase surveys
  • Each material’s condition recorded
  • Reports that say what wasn’t accessed
  • Clear next steps

How to get a quote

Every job is quoted in writing. Just use our quote form or call 07833 053 749 with the details, including any survey or test you already have.

DA12: surveys for every kind of building

DA12 covers everything from Gravesend, Windmill Hill and Milton-next-Gravesend to 11 small villages and hamlets, and any built or refurbished before 2000 can contain asbestos. In towns we survey homes and businesses; in villages, outbuildings too.

Gravesend: If you have an older property in Gravesend, near Christ Church Milton or anywhere else, a refurbishment and demolition survey of the areas affected should come first. If you let flats or houses near Gravesend station, a survey gives contractors the information they need.

What we do and don’t cover

The usual limits are:

  • The rooms in a refurbishment survey need to be cleared, so timing needs planning
  • The survey tells you what’s there; removal is a separate job, though we can quote for that too
  • A management survey is only minimally intrusive, so it isn’t enough before refurbishment

Prices and what affects them

When we quote, we look at:

  • Roof spaces and outbuildings in scope
  • Material and condition
  • How many different materials need sampling
  • Parking and access charges

How easy the material is to reach affects the price, so tell us about access.

Photos that help

Photo tips:

  • A wide shot showing where the material is
  • A clear close-up
  • Visible markings
  • The access route

Photos taken from a safe distance are fine: send them through our contact page.

What we deal with in DA12

Asbestos was used in British buildings for much of the 20th century, until it was fully banned in 1999. So buildings across Kent can contain it in roofs, soffits, ceilings, floors and boiler cupboards.

Asbestos can be in plenty of places in buildings from before 2000. Typical situations are:

  • Pre-work surveys for trades
  • Common parts of flats and HMOs
  • Refurbishment, rewiring and new kitchens or bathrooms
  • Managing asbestos in workplaces and non-domestic premises

Materials, one by one

Asbestos cement

Cement roofs, flues, gutters and tanks are among the most common finds. It contains a relatively low proportion of fibres bound in cement, but it releases fibres when broken, cut or abraded.

Roofing felt and bitumen

Felt on flat roofs and outbuildings is sampled where it’s in scope.

Which option is right?

Do you need a full survey, or just a test? A test answers the question for one or two specific materials; a survey covers everything in scope, including materials nobody had spotted.

What to look for in a quote

  • Insurance appropriate to asbestos work
  • What the report or result will contain
  • The scope, in writing
  • Whether VAT is included

DA12: your questions answered

When can you start?

We agree a date when you accept the quote. Some work has to be notified to the enforcing authority first, which affects timing.

Can I put asbestos in a skip?

Never: it’s hazardous waste. When we remove it, it’s taken to a permitted site with a consignment note.

Should all asbestos be removed?

Not always: sound material that won’t be disturbed can often stay. It should be recorded and checked.

What if my house is newer?

Homes built after 2000 shouldn’t contain asbestos, as it was banned in 1999, though older parts, reused materials or earlier outbuildings can.

I think I’ve damaged asbestos. What now?

Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, then contact a professional.

What does licensed work mean?

Work on higher-risk materials, such as lagging, sprayed coatings and most insulating board, is licensed and must be done by an HSE-licensed contractor. Most asbestos cement and textured coatings are non-licensed or notifiable non-licensed.

Can you advise before I buy a property?

Yes, a pre-purchase survey can help, as long as the seller agrees.

  • Survey or test first when it isn’t clear what a material is
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Everything in writing: quotes, reports, results and waste notes
  • Waste sealed and labelled, then taken to a permitted site
