Our asbestos survey in ME2
Not every older building in ME2 contains asbestos, and not all asbestos needs removing. The survey shows which applies to yours, so you can plan sensibly. People often contact us about workplaces built before 2000 and buying a property built before 2000, involving boiler cupboard panels, textured ceilings and water tanks.
For a management survey, we look into cupboards, voids and lofts that are reasonably accessible and take small samples. Sample points are sealed afterwards.
- Describe the property, its age and the work you have in mind
- We set out the survey type, the areas covered and the price in writing
- Our surveyor inspects and takes small samples of suspect materials
- Each sample is analysed by an accredited laboratory
- You receive a written report with locations, results, condition and recommendations
Pricing in ME2

ME2: surveys for every kind of building
Surveys across ME2 are for homes before renovation, rented property, workplaces and buildings due for demolition, in Rochester, Strood and Rochester Riverside and in the 8 smaller villages and hamlets.
Rochester: A school such as Rochester Riverside Church of England Primary School counts as non-domestic premises, where the law requires asbestos to be managed; we survey non-domestic buildings by arrangement with the duty holder. If you have an older property in Rochester, near Church of St Nicholas or anywhere else, survey the areas you’re working on before work starts.
What affects the price in ME2
Quotes vary because of:
- How big the building is
- How many different materials need sampling
- The size of the job
- Access: height, lofts, steps and space
Dealing with asbestos before building work is typically cheaper than finding it mid-job, when everything has to stop.
Photos that help
Photo tips:
- Approximate dimensions
- Visible markings
- The route in: gates, steps, stairs or the loft hatch
- Damaged areas
We quote each job individually, because no two are the same. To start, call 07833 053 749 or use our quote form.
What we do and don’t cover
We are upfront about what’s included:
- A refurbishment and demolition survey needs the areas to be empty, so plan it around the building’s use
- The survey tells you what’s there; removal is a separate job, though we can quote for that too
- A survey reflects the building on the day; condition can change, so recheck it
Choosing the right option
An old survey may not be enough. If it was a management survey, it will not have looked inside the fabric of the building where you’re about to work, so refurbishment needs a fresh, intrusive survey of the work areas.
Questions to ask before booking
- Suitable insurance for the work
- The survey type, as defined in HSG264
- Laboratory analysis by an accredited lab
- What the report or result will contain
Materials, one by one
Asbestos cement
Garage roofs, sheds and flues made from asbestos cement are common in surveys of older homes. Its condition matters as much as its presence.
Floor tiles and adhesive
Older floor tiles and the black glue under them may contain asbestos. They’re often hidden under newer flooring.
After the job
If it finds asbestos that work would disturb, the report explains what needs removing before work starts, and what kind of work that is.
- Clear access to lofts, garages, cupboards and outbuildings
- Tell us about any areas that are locked or unsafe
- Keep pets and children out of the way on the day
- In a block of flats, ask for the register of the shared areas
If something has been damaged already, close the area off and let us know.
If a material is damaged before the survey, keep people away from it and tell us.
Your questions about an asbestos survey in ME2
Can you come if the asbestos is damaged?
Keep people away from damaged material and don’t clean it up yourself. Then contact us and we will advise on the next step.
Do you work in flats?
Yes. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.
Do you need to see it before quoting?
Often we can quote from clear photos and a description; otherwise we’ll arrange a visit.
Can you advise before I buy a property?
Yes. A pre-purchase survey tells you what’s there before you exchange, with the seller’s permission.
Do you work for landlords and businesses?
Yes, as well as homeowners. Send the details.
What does the survey report include?
A record of every suspect material in scope: location, laboratory result, condition, photographs and our recommendation.
Is a homebuyer survey the same as an asbestos survey?
No. It may flag possible asbestos, but it does not typically take samples for analysis. That is what a pre-purchase asbestos survey is for.
- Survey or test first when it isn’t clear what a material is
- Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
- Written paperwork: reports, results and waste consignment notes
- Legal disposal at a permitted site, with a consignment note
