About asbestos testing in DA14
We take each sample with controls to keep dust down: we wet the area, take a small piece, bag it and seal the sample point. It’s safer than DIY sampling. We often deal with textured ceilings, black adhesive and floor tiles, and typical jobs are Artex ceilings before plastering, sanding or drilling and garage roofs before replacement.
If we spot other materials that might contain asbestos, we’ll mention them, so you can decide whether to test them too.
- Tell us what the material is, where it is, and send a picture if you can
- We quote for the samples needed
- Each sample is taken carefully and sealed
- The samples are analysed by an accredited laboratory
- You get the written result, and we explain what it means

Asbestos testing across DA14
Testing across DA14 covers Orpington, Sidcup and Bexley and 4 villages and hamlets. Artex, floor tiles and garage roofs come up most.
Sidcup: For older homes anywhere in Sidcup, from near Holy Trinity Church outwards, test any suspect materials before renovation. At a school like Birkbeck Primary School, the duty holder keeps asbestos records, which staff and parents can ask about.
Looking after things afterwards
Some results mean the work is licensed, and we will explain what happens then.
- Tell us what work you are planning
- File the result with your property paperwork
- Leave the material undisturbed until we have sampled it
- Tell us if there is adhesive under tiles
Until you have the result, do not drill, sand, scrape or cut the material.
Leave the material alone until the result is back.
What affects the price in DA14
The cost depends on:
- How easy it is to reach
- The type of material and its condition
- Parking and access charges
- Lofts, voids and outbuildings to include
What you pay depends on the job itself: the materials, the amount, access and what paperwork is needed. We quote each job individually.
What to photograph
When you send photos, these help most:
- An overall view
- Visible markings
- The route in: gates, steps, stairs or the loft hatch
- An idea of size
For an accurate quote, tell us what you’ve found, where it is and what you’re planning. Then fill in the enquiry form or give us a call on 07833 053 749.
The scope of asbestos testing
It’s worth knowing what asbestos testing does and doesn’t cover:
- Clearance air testing after licensed work is done by an independent UKAS-accredited analyst
- Sampling high or hidden materials may need access equipment
- Identifying the material is the first step; removal is planned separately
Landlords, managing agents and employers
Landlords of garage blocks and outbuildings should know what the roofs are made of, before anyone carries out repairs.
If you are responsible for a non-domestic building or the common parts of flats in DA14, you have a duty to manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.
Your options compared
Testing before work normally costs less than dealing with asbestos found halfway through a job, when work has to stop and the area may need decontaminating.
Comparing quotes
- Whether extra samples cost more
- Areas included and excluded
- Whether they’re insured for asbestos work
- The survey type, as defined in HSG264
FAQs for DA14
When will I get the result?
Timing varies with the lab’s workload. You’ll get an estimate when we quote.
Can I put asbestos in a skip?
Never: it’s hazardous waste. When we remove it, it’s taken to a permitted site with a consignment note.
Is a home built after 2000 likely to contain asbestos?
Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, but older parts and reused materials can still contain it.
Can I take a sample myself?
HSE’s advice is for a competent person to take samples. We can take it for you.
Is asbestos dangerous?
Asbestos is a hazard when its fibres get into the air. The related diseases often take decades to develop, so the aim is never to disturb it unknowingly.
How many samples will I need?
Normally one per material, sometimes more. Photos help us suggest a number.
Can you help with a flat?
Yes, of course. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.
- Nothing removed blind: unknown materials are tested first
- Done to the regulations: HSE guidance and CAR 2012
- Written paperwork: reports, results and waste consignment notes
- Asbestos waste double-bagged or wrapped and taken to a permitted site
