Asbestos removal and surveys in DA1

We cover every part of the DA1 postcode district, including Dartford, Temple Hill and Crayford. We survey, test and remove asbestos, with written paperwork.

Artex removal across DA1

Planning a renovation in DA1 with textured ceilings? Test them before rewiring, fitting downlights or plastering. We often deal with stipple finishes, textured walls and coated plasterboard, and people normally contact us about coatings scraped during DIY and ceilings before plastering.

We bag and label the waste as we work, then taken to a permitted site.

  1. Tell us which rooms and surfaces
  2. We sample each coating
  3. If it contains asbestos, we agree the method and quote
  4. We seal off the room and remove the coating wet
  5. We clean up and send the waste paperwork

What it costs in DA1

What we deal with in DA1

Many electricians and plasterers ask for a test result before working on textured ceilings.

These are some of the things we deal with in DA1:

  • Coatings damaged by DIY
  • Walls before tiling
  • Coatings damaged by leaks
  • Ceilings coming down

Responsibilities for owners

For managing agents and freeholders in DA1, the register for shared areas needs keeping current and sharing with trades.

Letting agents often ask about asbestos before maintenance work. A test or survey gives a definite answer.

After the job

If other rooms have textured coatings, record whether they’ve been tested, for future work.

  • Photos help us quote
  • Give us room sizes
  • Keep pets away
  • File the test result and waste note

Hold off on drilling until you have a result.

Do not drill or cut into textured ceilings until you know what they contain.

Should you do it yourself?

A professional job comes with paperwork: a record that buyers, insurers and builders may want to see.

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

Limits to be aware of

It’s worth knowing what Artex removal does and does not cover:

  • Other asbestos materials found in the room are dealt with separately
  • Untested coatings are tested first, because a clear result means ordinary methods can be used
  • We need the room cleared

Common questions in DA1

What if my house is newer?

Buildings from after 2000 shouldn’t, because of the 1999 ban, but older parts and reused materials can still contain it.

What if the weather’s bad?

Indoor work is not affected. Outdoor removal may be postponed in strong wind or heavy rain, for safety.

Is Artex removal licensed work?

HSE’s code of practice says it will not normally be licensable. Larger-scale removal using steam or gel is notifiable non-licensed work.

How dangerous is asbestos?

It can be, if fibres are released and breathed in. The related diseases often take decades to develop, so the aim is never to disturb it unknowingly.

Do I need to be at home?

We need access to every area involved in the job.

Does all Artex contain asbestos?

Not necessarily, as many do not. A test will tell you.

Can you help a business or landlord?

We do. Landlords, agents, businesses and builders all use our services.

  • Nothing removed blind: unknown materials are tested first
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Everything in writing: quotes, reports, results and waste notes
  • Waste sealed and labelled, then taken to a permitted site
