About asbestos testing in DA8

A test is the right choice when you are worried about particular materials. If you are planning bigger work in DA8, a survey of the areas affected is usually better, and we will say which makes sense. People often contact us about single materials in rented homes between tenancies and a material damaged during DIY, involving floor tiles, black adhesive and garage roof sheets.

We seal the sample point with a suitable sealant or tape, so it stays safe until the result arrives.

  1. Send us photos of the material
  2. We check whether a test or a survey suits
  3. We visit and take the samples
  4. The samples go to an accredited laboratory
  5. You get the result with advice on next steps

Pricing in DA8

Identifying asbestos early is cheaper than stopping work later, when the whole project can be held up.

Where we test in DA8

Across DA8, homeowners and landlords test single materials before small jobs, in towns and villages alike.

Erith: If you let flats near Erith station, a single material can be tested between tenancies. At a school like Christ Church (Erith) CofE Primary School, the duty holder keeps asbestos records, which staff and parents can ask about.

Which option is right?

Air tests aren’t the same as material tests. Clearance air testing after licensed removal must be carried out by an independent analyst accredited by UKAS.

What your quote should include

  • Laboratory analysis by an accredited lab
  • What the report or result will contain
  • The survey type, as defined in HSG264
  • Areas included and excluded

After the job

If no asbestos is found, work can usually go ahead normally.

  • File the result with your property paperwork
  • Make the area easy to reach
  • Not sure between a test and a survey? Ask
  • Let us know what you want to do next

If a material is already damaged, keep people and pets away from it, and don’t try to clean it up.

Please don’t take your own sample; tell us where it is and we will sample it safely.

Limits to be aware of

A few things to be aware of:

  • Sampling high or hidden materials may need access equipment
  • Photos cannot confirm asbestos
  • Testing does not look for anything else, so bigger work needs a survey

For businesses and landlords in DA8

Duty holders for workplaces and the shared parts of flats in DA8 must manage asbestos under the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.

Void periods are a good time for asbestos work, while the property is empty.

What affects the price in DA8

The cost depends on:

  • How much sampling is needed
  • The survey type
  • Access to the area
  • The size of the job

What you pay depends on the job itself: the materials involved, how much there is, access and paperwork. Every quote is individual.

Photos that help

To help us quote quickly, send:

  • An overall view
  • Labels, if any

  • A close-up from a safe distance

DA8 questions

Can you help with a flat?

Yes. In a block, the shared areas are the responsibility of the managing agent or freeholder, who should hold the asbestos register.

Can asbestos go in my bin?

No: asbestos waste is hazardous and can’t go in skips, bins or recycling. It must go to a permitted site.

Can I take a sample myself?

Sampling is best left to a competent person, according to HSE, because the material has to be disturbed. We can do it for you.

What happens if the test is positive?

A positive result tells you the type of asbestos found. Then the options depend on the material, its condition and your plans: leave it, cover it, or remove it.

Do you do air testing?

Air testing is a different job from material testing, and not one we do: clearance testing after licensed removal is carried out by an independent UKAS-accredited analyst. We will tell you if your job needs it.

What does licensed work mean?

Licensed work is work on the materials most likely to release fibres: lagging, sprayed coatings and most asbestos insulating board. It needs a contractor with an HSE licence.

Can you come if the asbestos is damaged?

First, keep people away from the damaged material: close it off and don’t clean it up yourself. Then get in touch and we will advise.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
