Our asbestos survey in HP8

We survey houses, flats, commercial buildings and outbuildings across HP8. Whatever the building, the report sets out what was found, where, the laboratory results and what we recommend. We often deal with floor tiles, flues and textured ceilings, and typical jobs are managing asbestos in workplaces and non-domestic premises and the communal parts of blocks of flats.

For a management survey, we look into cupboards, voids and lofts that are reasonably accessible and take small samples. We seal up each sample point.

  1. Tell us about the building, its age and what you’re planning
  2. We agree the survey type and scope, and send a quote
  3. The surveyor inspects and takes samples
  4. The samples are analysed by an accredited laboratory
  5. We send the report and explain the findings

Chalfont St Giles: Got an older property in Chalfont St Giles, close to Parish Church of St Giles or further out? The rooms being worked on need surveying before the builders arrive. If you let flats or houses near Seer Green & Jordans station, asbestos information should be ready for contractors before maintenance.

Should you do it yourself?

Asbestos waste cannot go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

DIY sampling means disturbing the material yourself. HSE advises that samples are best taken by a competent person.

Why people call us in HP8

Asbestos was used in British buildings for much of the 20th century, until it was fully banned in 1999. That’s why so many buildings in Buckinghamshire can contain it, from garage roofs and soffits to textured ceilings and floor tiles.

In older properties, we often see:

  • Rented homes between tenancies
  • Planned refurbishment work
  • Pre-work surveys for trades
  • Buying a property built before 2000

After we have finished in HP8

If the survey finds asbestos in good condition, it can often be left and managed. The report says what should be checked, and how often it might need looking at again.

  • Have any old surveys or plans ready
  • Keep children and pets away from the areas being surveyed
  • Tell us exactly what work you’re planning, so the scope matches
  • Let us know about locked rooms or unsafe areas

If something has been damaged already, close the area off and let us know, rather than cleaning it up.

Until the survey is done, do not drill, sand, cut or break suspect materials.

Materials, one by one

Textured coatings

Older textured ceilings can contain asbestos. Left alone they’re low risk; sanding or dry scraping is the problem.

Asbestos cement

Asbestos cement was used for garage and shed roofs, gutters, downpipes, flues, soffits and water tanks. The fibres are bound in cement, and breaking or cutting it releases them.

Weighing up your options

A management survey or a refurbishment and demolition survey? A management survey suits a building in use; a refurbishment and demolition survey looks behind and under surfaces before building work. Our guide explains which you need.

What to look for in a quote

  • The number of samples
  • What exactly is included: the areas, materials or samples
  • That the survey follows HSE’s guide HSG264
  • What the report or result will contain

HP8 questions

Can you help with a shop or office?

Yes. Tell us the size and use of the building and what you need, and any existing asbestos register.

Can asbestos go in my bin?

Never: it’s hazardous waste. When we remove it, it’s taken to a permitted site with a consignment note.

Can you help a business or landlord?

Yes, as well as homeowners. Send the details.

Do you give written quotes?

Yes, always, including whether VAT is included.

Do you work in HP8?

Yes. We cover HP8 and the surrounding area as part of Buckinghamshire. Tell us the postcode and what you need.

Is a homebuyer survey the same as an asbestos survey?

Not really: a homebuyer or building survey may note possible asbestos, but it does not normally sample anything. For an answer, you need a pre-purchase asbestos survey.

Does a survey leave holes?

Very little, in a management survey: small samples are taken and the points sealed. A refurbishment survey is intrusive, which is why the rooms must be empty.

  • Survey or test first when it isn’t clear what a material is
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Everything in writing: quotes, reports, results and waste notes
  • Legal disposal at a permitted site, with a consignment note
