About our asbestos garage roof removal in East Ham

You cannot stand on an asbestos cement roof: they won’t take a person’s weight. We use the right access equipment, not the roof itself. Typical jobs include single garages and concrete-panel garages, including bargeboards, corrugated roof sheets and downpipes.

In London neighbourhoods like East Ham, garage blocks are found on estates and behind terraces, which can involve a landlord or several owners. If you are unsure what you need, ask: we’ll recommend a test, a survey or removal, whichever fits.

After the job

Keep the consignment note with your property records: it’s useful when you sell.

To avoid problems in future:

  • Clear the garage before the day, without touching the roof
  • Keep the consignment note afterwards
  • Give us a rough size
  • Book your roofer in advance

Don’ts

Don’t drill, cut or break the sheets.

Never stand on the roof: it’s fragile and will not take your weight.

Weighing up your options

DIY garage roof removal? HSE’s advice to the public is not to try to remove asbestos yourself, and the roof is fragile, so there is a serious falls risk too. There is no one-size price, as every job differs. Our cost guides show published ranges, with dates and sources.

Why people choose us

  • Houses, flats and business premises
  • Honest advice, even when the answer is to leave it
  • No removal until we know what it is
  • Lab analysis by an accredited laboratory

What it costs

When we quote, we look at:

  • How much waste there is
  • Travel and parking
  • How much there is
  • How easy it is to reach

Dealing with asbestos before building work is usually cheaper than finding it mid-job, when the whole project can be held up.

Sending photos

Good photos help us plan and quote. Take them without disturbing anything:

  • A rough size or measurement
  • Visible markings
  • Cracks or breaks
  • The route in: gates, steps, stairs or the loft hatch

For an accurate quote, tell us what you’ve found, where it is and what you’re planning. Fill in the enquiry form or give us a call on 07833 053 749.

Duty holders and landlords in East Ham

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but contractors still need to know about asbestos before they work.

Before contractors start, they need to know about any asbestos. HSE’s campaigns stress this point to building owners and trades alike.

Step by step

On the day, we set up barrier tape around the garage and damp down the sheets, then unbolt each sheet and lower it without breaking it. Nobody else needs to be in the work area, so children and pets should be kept elsewhere. Late-December sunset in East Ham is about 3:50pm, so winter roof jobs start early and finish in daylight.

  1. Describe the garage
  2. We plan the access and the waste
  3. We agree a date that fits your new roof
  4. We take the roof off safely
  5. You get the waste paperwork

How to prepare

  • Make sure pets and children are elsewhere
  • Keep away from the material in the meantime
  • Clear access to the area, loft or garage

More about this service

Should you do it yourself?

Fragile roofs are a serious falls risk, as well as an asbestos risk, so stay off it.

Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Questions from East Ham

Do you work near Barking station?

Yes. Barking station is about 1.3 miles north-east of East Ham, and we cover both.

Are garage roofs in East Ham generally asbestos?

Older garages often do, but not all. A sample test will tell you.

How quickly can you come out?

Dates are agreed once the quote is accepted. Some work has to be notified to the enforcing authority first, which affects timing.

What happens to the old roof sheets?

Each sheet is wrapped, labelled and taken away for disposal at a permitted site, with the consignment note sent to you.

Can you remove the whole garage?

Cement wall panels can be removed in the same way as the roof sheets. Brickwork is a builder’s job.

Which asbestos work needs a licence?

Higher-risk materials need an HSE-licensed contractor. Cement and textured coatings normally aren’t licensed.

What if asbestos is found during building work?

The builder should stop and close off the area. We’ll identify it and advise on removal.

Do you give written quotes?

Every time: you get the scope and price in writing, and whether VAT is included.

Materials, one by one

Fixings

Seized bolts are dealt with carefully.

Roof felt

Some garages have felt under or over the sheets, which can contain asbestos in older products.

  • Nothing removed blind: unknown materials are tested first
  • Done to the regulations: HSE guidance and CAR 2012
  • Paperwork for your records: reports, lab results and consignment notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
