Our asbestos removal in ME4

Removal is not always the answer. If it’s sound and not in the way, it may be better left, and we’ll say so. People often contact us about old sheds and coal bunkers and floor tiles before a new floor, involving gutters and downpipes, textured coatings and flue pipes.

If we find more than expected, or something different, we stop and talk to you, rather than carrying on regardless.

  1. Tell us what needs removing and send photos
  2. We test the material if needed
  3. We plan the method, controls, waste and any notification, and send a quote
  4. On the day we set up, keep the material damp and remove it whole where we can
  5. The area is cleaned and the waste goes to a permitted site, with paperwork

Cost

A test can sometimes save the cost of removal altogether, if the material turns out not to contain asbestos.

What you get

  • Honest advice, even when the answer is to leave it
  • No removal until we know what it is
  • Lab analysis by an accredited laboratory
  • Covering London and the South East

Where we work in ME4

Across ME4, we remove asbestos cement, textured coatings, tiles, flues and tanks, from the bigger towns to the smallest villages.

Luton: If you let property near Chatham station, void periods between tenants are a practical time for removal. In older properties in Luton, it’s often extensions and refits that contain asbestos, so we identify materials before planning removal. In winter, the light goes in Luton by about 3:50pm, so outdoor jobs start early.

Doing it yourself?

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.

Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials, so avoid them completely.

Good to know

Here’s what asbestos removal covers, and what it does not:

  • Licensed materials such as lagging, sprayed coatings and most insulating board must be removed by an HSE-licensed contractor
  • We don’t remove anything until it’s been identified
  • Making good is normally a separate job

Afterwards

Once the material is removed, the area is cleaned, and you receive the waste paperwork.

  • Send photos of the material and the access
  • Keep the waste paperwork safe afterwards
  • Move belongings away, but leave the asbestos alone
  • Let neighbours know if work is near them

Never pressure-wash, sand or cut asbestos.

Don’t start building work before asbestos the work will disturb has been dealt with.

Questions from ME4

Do you test before removing asbestos in ME4?

Yes, if it hasn’t been tested: the way it’s removed depends on the material.

Do you need to see it before quoting?

Many jobs can be quoted from photos, but larger or unclear jobs may need a visit.

How do I know if my property contains asbestos?

You cannot tell by eye. A sample analysed in a laboratory is the reliable way to find out, and anything from before 2000 is worth checking.

Can you help with a shop or office?

We do, alongside homes. Non-domestic premises have a duty holder who should hold an asbestos register.

I think I’ve damaged asbestos. What now?

Stop, keep people away from the area and don’t sweep or vacuum up debris. Then get advice; if you are worried about your health, speak to your GP.

What if asbestos is found during building work?

Work in that area should stop, and the material needs identifying before work resumes.

When can you start?

It depends on the job and our diary. We’ll give you dates when we quote.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Legal disposal at a permitted site, with a consignment note
