Asbestos survey across ME5
Before you buy, build or let in ME5, it helps to know what’s in the building. We look, sample and record, with every sample analysed by an accredited laboratory. Typical jobs include refurbishment, rewiring and new kitchens or bathrooms and shops, offices and industrial units, involving soffits, flues and boiler cupboard panels.
A refurbishment and demolition survey is fully intrusive: we check behind, under and inside the parts being worked on, so those areas need to be empty.
- Tell us about the building, its age and why you need a survey
- We recommend a survey type and quote for the agreed scope
- We inspect the areas in scope and sample suspect materials
- Each sample is analysed by an accredited laboratory
- You receive a written report with locations, results, condition and recommendations
Prices in ME5
We don’t publish a price list, because jobs vary so much. Our guides list published price ranges from other companies, with sources.

Asbestos surveys across ME5
ME5 covers everything from Gillingham, Chatham and Luton to 2 small villages and hamlets, and any built or refurbished before 2000 can contain asbestos. In towns we survey homes and businesses; in villages, outbuildings too.
Chatham: For a school like Wayfield Primary School, the duty holder must manage asbestos and keep an asbestos register. If you manage lettings around Chatham station, asbestos information should be ready for contractors before maintenance.
After we’ve finished in ME5
If it finds asbestos that work would disturb, the report explains what needs removing before work starts, and whether that work is licensed, notifiable non-licensed or non-licensed.
- Tell us exactly what work you are planning, so the scope matches
- Ask for the report in a format you can share with contractors
- Clear access to lofts, garages, cupboards and outbuildings
- Let us know about locked rooms or unsafe areas
Plan the survey early, before booking builders, so there is time to deal with anything it finds.
Please don’t break off pieces for us to look at: sampling is part of the survey, done with controls to keep dust down.
Can I do it myself?
DIY sampling means disturbing the material yourself. HSE recommends a competent person takes samples.
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
Limits to be aware of
Before booking, note that:
- Areas we cannot safely reach are listed in the report, and should be presumed to contain asbestos
- The rooms in a refurbishment survey need to be cleared, so plan it around the building’s use
- A survey reflects the building on the day; condition can change, so recheck it
What we deal with in ME5
Until the 1999 ban, asbestos went into hundreds of building products. That is why so many buildings in Medway can contain it, from garage roofs and soffits to textured ceilings and floor tiles.
Get advice if you are dealing with any of these:
- Demolition of garages, extensions and buildings
- Shared halls, stairs and plant rooms
- Pre-work surveys for trades
- Checks on rental property
Which option is right?
Do you need a full survey, or just a test? A test answers the question for one or two specific materials; a survey looks at the whole building or work area and finds materials you might not have noticed.
Comparing quotes
- Areas included and excluded
- That the survey follows HSE’s guide HSG264
- The number of samples
- What you will receive in writing
Your questions about an asbestos survey in ME5
Should I check for asbestos before buying?
Yes. A pre-purchase survey, arranged with the seller’s permission, shows what asbestos is there before you exchange.
Does asbestos always have to come out?
Not always: sound material that will not be disturbed can often stay. It should be recorded and checked.
Do landlords need an asbestos survey?
Duty holders for workplaces and common parts generally need one. Landlords of single homes often use one too, so they know what’s there before work.
Does someone need to be there?
Someone needs to give us access to the areas involved.
When can you start?
That depends on the work and current bookings. We’ll give you dates when we quote, and notifiable work needs notifying before it starts.
How can I get a price?
Ring 07833 053 749, or send the details through our contact page. Tell us the postcode, what the material is and where, and send photos if you can.
What does licensed work mean?
It covers the higher-risk materials: pipe lagging, sprayed coatings and most insulating board. Only a contractor holding an HSE licence can do it.
- Survey or test first when it isn’t clear what a material is
- Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
- Everything in writing: quotes, reports, results and waste notes
- Asbestos waste double-bagged or wrapped and taken to a permitted site
