How artex removal works in PO37

Not every textured coating contains asbestos. A small sample tells you which you have, so work can go ahead normally if it’s negative. People often contact us about extensions that cut into ceilings and damaged or cracked coatings, involving textured walls, swirl patterns and coated plasterboard.

We start by sealing and protecting the room, and keep the coating damp as we work.

  1. Tell us which rooms and surfaces
  2. We sample each coating
  3. We plan the removal and send a quote
  4. The coating is removed with controls
  5. The room is cleaned and you get the paperwork

Cost

When comparing quotes, check what’s included: scope, method, waste disposal and paperwork.

Why choose us

  • No removal until we know what it is
  • Work done to the regulations

Around Shanklin

In Shanklin, that can mean a property near Sandown Bay Academy, The Falcon pub and St. Paul's Church and the streets around them. There is a railway station close to the centre of Shanklin: Shanklin station. Nearby you’ll also find South Wight (2.4 miles south-west) and Arthur Webster Memorial Hospital for Children (under half a mile north). Green spaces nearby include Alverstone Mead and St Boniface Down.

Where we remove Artex in PO37

In PO37, renovation is when textured ceilings get noticed, in Sandown, Shanklin and Lake and smaller places alike. Around 4 places in PO37 are close to the coast, where exposed sites can be windy, which affects outdoor roof work.

Shanklin: Older homes across Shanklin may have coatings added during past renovations. A school like St Blasius Shanklin CofE Primary Academy should know from its asbestos register whether coatings have been tested.

After the job

Covered coatings should be recorded.

  • Each different coating needs testing
  • Keep pets out of the work area
  • Line up the plasterer for afterwards
  • Send photos of the coatings

Never sand or dry-scrape Artex before testing.

Do not use a steamer or chemical stripper on an untested coating.

Limits to be aware of

The usual limits are:

  • Untested coatings are tested first, because a clear result means ordinary methods can be used
  • We leave the surface ready for your plasterer
  • The room being worked on has to be empty and sealed off

How we price Artex removal

What drives the price:

  • The survey scope
  • Location, parking and any London charges
  • Access: height, lofts, steps and space
  • The category of work

A price that looks too good to be true often is: proper controls, lab analysis and legal waste disposal cost money.

Sending photos

Photos often save us a visit:

  • The parking area
  • A wide shot showing where the material is
  • Cracks or breaks
  • A close-up from a safe distance

We quote each job individually, because no two are the same. To start, call 07833 053 749 or use our quote form.

Materials, one by one

Painted coatings

We sample through the paint into the coating.

Patched areas

Patch repairs may use a different material from the original coating.

Should you do it yourself?

Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

PO37 questions

Can I plaster over Artex that contains asbestos?

Covering it is an option if it’s intact, but do not sand it first, and record that it’s there.

What if asbestos is found during building work?

The builder should stop and close off the area. We’ll identify it and advise on removal.

What should I do if I’ve disturbed asbestos?

Stop work, leave the area and do not try to clean up. Then get advice; if you are worried about your health, speak to your GP.

Can you quote from photos?

Often we can quote from clear photos and a description; if not, we’ll arrange to see it.

Can I sand my Artex ceiling smooth?

Only once you know it’s clear. If it contains asbestos, sanding releases fibres.

Is a home built after 2000 likely to contain asbestos?

Homes built after 2000 shouldn’t contain asbestos, as it was banned in 1999.

Can you help a business or landlord?

Yes, as well as homeowners. Send the details.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Waste sealed and labelled, then taken to a permitted site
