Asbestos survey across IG3

HSE’s guidance describes two main survey types. A management survey covers a building in everyday use, while a refurbishment and demolition survey is needed before work starts. We’ll help you choose the right one for your survey in IG3. People often contact us about community buildings and halls and demolition projects, including pipe lagging, garage roofs and boiler cupboard panels.

Our surveyor inspects each area in scope and samples suspect materials, wetting and sealing each sample point to keep dust down.

  1. Describe the property, its age and the work you have in mind
  2. We set out the survey type, the areas covered and the price in writing
  3. We inspect the areas in scope and sample suspect materials
  4. Samples go to an accredited laboratory for analysis
  5. The report comes to you, and we explain anything that is not clear

Prices in IG3

Dealing with asbestos before building work is usually cheaper than finding it mid-job, when everything has to stop.

Surveying buildings in IG3

Across IG3, we survey houses, flats, workplaces and buildings before demolition, in Ilford, Loxford and Newbury Park and in the 1 smaller villages and hamlets.

Seven Kings: Halls and leisure centres near Seven Kings fall into the non-domestic category, so the duty to manage applies. If you’re a landlord near Seven Kings station, share asbestos information with trades before work.

What we do and don’t cover

It’s worth knowing what an asbestos survey does and doesn’t cover:

  • A survey identifies asbestos; it does not remove it
  • A refurbishment and demolition survey needs the areas to be empty, so timing needs planning
  • The report describes the building when surveyed; condition can change, so recheck it

For landlords, agents and businesses

For managing agents and freeholders in IG3, the asbestos register for common parts should be kept up to date and shared with contractors.

Before contractors start, they need to know about any asbestos. HSE’s campaigns stress this point to building owners and trades alike.

Choosing the right option

Some people skip the survey and hope for the best. If asbestos is then found mid-job, work stops, costs rise and people may have been exposed, which is why surveying first tends to save money.

Before you book anyone

  • Which laboratory analyses samples
  • Whether extra samples cost more
  • The report contents
  • Insurance appropriate to asbestos work

What it costs

What changes the cost:

  • The type of survey you need
  • Access to the area
  • How many outbuildings are included
  • The type of material and its condition

The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.

Sending photos

Good photos help us plan and quote. Take them without disturbing anything:

  • A rough size or measurement
  • How we’d reach it
  • A close-up from a safe distance
  • Damaged areas

For a quote, call 07833 053 749 or use our quote form. Tell us the postcode, what the material is and where, and send photos if you can.

Looking after things afterwards

Keep the report somewhere safe and share it with anyone working on the building, so they know what to avoid or plan around.

  • Survey first, then book the trades
  • Tell us exactly what work you’re planning, so the survey covers the right areas
  • Keep children and pets away from the areas being surveyed
  • Make sure we can get into the loft, garage and cupboards

Be clear about the work you’re planning, so the survey covers every area that will be disturbed.

Plan the survey early, before you book builders, so there’s time to deal with anything it finds.

IG3 questions

Do I need an asbestos survey before renovating?

For the parts of the building being worked on, yes: HSG264 says refurbishment and demolition work should be preceded by a refurbishment and demolition survey.

Do you cover IG3?

We do: IG3 is within the area we cover in Greater London. Send the postcode and a few photos for a quote.

Will my homebuyer report check for asbestos?

Not really: homebuyer reports may mention possible asbestos without testing anything. A pre-purchase asbestos survey does.

Will the survey damage the property?

Very little, in a management survey: small samples are taken and the points sealed. A refurbishment and demolition survey opens up the areas being worked on, by design.

Can I put asbestos in a skip?

No. Asbestos is hazardous waste and must go to a site that accepts it. When we remove it, it’s taken to a permitted site with a consignment note.

What if asbestos is found during building work?

The builder should stop and close off the area. We will identify it and advise on removal.

Do I need a test or a survey?

Testing covers particular materials, while a survey covers everything in scope. For building work, a survey is normally needed.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Written paperwork: reports, results and waste consignment notes
  • Legal disposal at a permitted site, with a consignment note
