Artex removal in RM9: what to expect

Artex and similar coatings are common on ceilings in RM9, and those applied before 2000 can contain a small amount of asbestos. We test first, then remove the coating with controlled wet methods if needed. Typical materials include stipple finishes, textured walls and Artex ceilings, and people generally contact us about walls before tiling and ceilings due for plastering or skimming.

We start by sealing and protecting the room, then keep the coating wet throughout.

  1. Send photos of the textured surfaces
  2. We test a sample of each coating
  3. We explain your options: leave, cover or remove
  4. We remove it safely if that’s what you choose
  5. The waste goes to a permitted site with a consignment note

Local landmarks in Becontree

Locally, our jobs take us close to Robert Clack School, Parsloes Park and St Joseph's Catholic Primary School and the streets around them. Nearby too are St George's (less than half a mile south-east) and Eastbrook pub (0.9 miles east). Becontree’s nearest station is Chadwell Heath station, about 1.5 miles north-west. Other landmarks nearby include Rush Green Hospital (1.6 miles north-east) and Dagenham (1 mile north-east). Green spaces nearby include Dagenham Village Churchyard.

RM9: textured coatings in homes

From Barking, Dagenham and Becontree to small villages, homes across RM9 have textured ceilings. Testing comes first, wherever you are.

Becontree: If your home is one of the older properties in Becontree, near St George's or elsewhere, textured ceilings may date from an earlier renovation. If you’re refurbishing a rental near Chadwell Heath station, a void period is a good time to deal with textured ceilings.

Which option is right?

Test, leave, cover or remove? Intact coatings with no work planned can often stay; for smooth ceilings or work through the ceiling, removal is generally best.

What your quote should include

  • Whether they’re insured for asbestos work
  • The scope of the job, in writing
  • Laboratory analysis by an accredited lab
  • Proof of an HSE licence where it’s needed

What it might be made of

Textured walls

They’re tested and removed in the same way as ceilings.

Patched areas

Different areas may need separate samples.

The scope of Artex removal

So you know what to expect:

  • We leave the surface ready for your plasterer
  • Larger-scale steam or gel removal must be notified before it starts, so allow time
  • Other asbestos materials found in the room are dealt with separately

Prices and what affects them

The cost depends on:

  • The quantity or area
  • What the material is and its state
  • Disposal costs
  • Location, parking and any London charges

Dealing with asbestos before building work is typically cheaper than finding it mid-job, when the whole project can be held up.

Sending photos

Good photos help us plan and quote. Take them without disturbing anything:

  • A clear close-up
  • Street parking nearby
  • Cracks or breaks
  • The route in: gates, steps, stairs or the loft hatch

Doing it yourself?

If you do find something during DIY, stop: leave the area, do not clean it up, and ask for advice.

Asbestos waste cannot go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

RM9 questions

What should I do if I’ve disturbed asbestos?

Leave the area, keep others out and close the door if you can. Do not try to clean up the debris yourself, and ask for advice; your GP can advise if you are worried about your health.

Does asbestos always have to come out?

Not always: sound material that won’t be disturbed can often stay. Keep a record and check its condition.

Should I take the ceiling down instead?

Either can work: it depends on the room and the condition of the ceiling. We’ll recommend one for each room.

Do you give written quotes?

Every time: you get the scope and price in writing, and whether VAT is included.

How do I get a quote?

Send us the details: the postcode, what you’ve found and where it is. Then call 07833 053 749 or use our quote form.

Is a home built after 2000 likely to contain asbestos?

Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, but older parts and reused materials can still contain it.

Can you come if the asbestos is damaged?

First, keep everyone away and don’t clean it up. Then contact us and we’ll advise on the next step.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
